A Maintenance Manager usually performs many of the following tasks:
- Inspecting the facility
- Checking electrical units
- Hiring other maintenance professionals
- Ordering parts and equipment
- Delegating work responsibilities

Plans, organizes, and supervises the parking facilities maintenance operations with the Parking Operation, including supervisory responsibilities for hiring and disciplinary actions. Coordinates, assigns, directs daily, weekly, monthly, and yearly schedules. Establishes job priorities and time frames for Maintenance Staff. Responsible for installation or repair of Electrical / HVAC systems. Monitors completion of job assignments through frequent field observation and inspections to ensure compliance with standards and instruction and revises instructions and time frames as necessary. Responsible for training employees on equipment, task procedures, work standards, and proper safety procedures. Serves as safety representative, including coordination of safety training needs, assisting with safety audits, facilitating compliance with standards, and maintaining related safety records.
Schedules and supervises maintenance activities within the parking system, including work performed by contractors or subcontractors within the system. Responds professionally to requests for information from the public regarding the structure and maintenance of the Parking Facilities, including questions, concerns, and complaints from the general public. Creates and develops documents related to RFP or RFB maintenance projects. Develops specifications and makes recommendations on capital equipment purchases, such as sweepers and snow removal equipment. Supervises minor maintenance and servicing of parking system equipment and vehicles. Ability to operate light and heavy machinery, including skid loaders, dump trucks, tractors, trailers, plow vehicles, garden, and snow equipment. Determines the need for outside contractors to be involved in construction projects. Maintains appropriate documentation of maintenance schedules, equipment installations, structural repairs, work orders, and other operating reports for each parking facility and/or location. Manages maintenance budget including monitoring inventory and expenses. Performs other related tasks and duties as assigned.
